The latest official statistics show a mixed but important picture for the market: in June 2026, home sales to foreigners increased compared to the same month last year, but the result for the first half of the year still remains lower than last year.
What did the official figures show?
According to TÜİK, foreign citizens bought 2,015 residential properties in Türkiye in June, 20.1% more than in June 2025. Foreign buyers accounted for 1.6% of all transactions. Russian citizens ranked first with 381 purchases, followed by citizens of Ukraine and Iran with 170 purchases each.
Why one strong month does not mean a reversal
In January–June, 9,083 properties were sold to foreigners, which is 9.2% less than a year earlier. Therefore, it is more correct to consider the June growth as a signal of demand recovery rather than as evidence of a stable new cycle. To draw a conclusion about a trend, you need to see data for at least several more months.
What is important for the buyer and seller
Russian demand remains the largest among foreign buyer groups, but buyers have become more attentive to price, documents, liquidity and post-purchase costs. Market growth does not replace checks on a specific property: verify the title deed, restrictions, actual market price, maintenance costs and resale prospects separately.
